Indian Point Homeowners Association

The Indian Point Homeowners Association was created by the developer, Greater Construction, under Osceola County ordinance, when our community was established in 1994. The Association was created under Florida State Statute 617 as a Not For Profit Corporation.  Under the Articles of Incorporation, filed with the State of Florida, the specific purpose of the Association is:
  • To promote sound growth, progressive civic improvement, beautification and healthy residential and recreational development within the Indian Point Subdivision
  • To take such actions as may be necessary or helpful to enforce any and all Covenants and Restrictions of public record which have been imposed upon the real property
  • To posses, maintain, develop and/or retain fee simple ownership of the Common Areas, including the Indian Point Recreational Complex, and improvements thereon
  • To have and exercise any and all powers, rights and privileges which a corporation organized under the non-profit corporation laws of the State of Florida
The way that the developer, Greater Construction, created our community, under the Articles of Incorporation of the Indian Point Homeowners Association, Inc., was that all homeowners of Public Record as recorded on the Public Record of Osceola County, FL, when purchasing their homes, are members of the association and are to complete their membership application and submit it with their dues when they purchase their home and annually. If they choose not to, then their membership and privileges are suspended.
Annual renewal notices are mailed out in September, at the request of our homeowners, to allow them enough time to submit their payment by the January 1st due date. As we know everyone leads busy lives these days and things happen, a reminder notices is sent out to allow homeowners to submit their dues by the March 31st deadline. We realize that some homeowners assume that their annual membership dues are included within their tax assessment.  This is not the case.  Dues remaining uncollected on the 31st day of March of each year will be sufficient grounds for cancellation of the membership. The membership rights of any member may be suspended by action of the Board of Directors during the period when the dues remain unpaid: but upon payment of such dues, his rights and privileges shall be automatically restored. The Board of Directors meets shortly after the March 31st deadline to suspend membership of any homeowner with outstanding dues. Upon payment of outstanding dues, the membership rights and privilege of the homeowner are restored.
 
  We partner with various departments of Osceola County government to protect and maintain the needs of our residents and community. 
  
We thank all homeowners who support their community by choosing to submit their membership application and payment.  Your support helps your community maintain a standard and increase property values, protecting you and your investment.  Members are entitled to the use of the common areas and thus have a voice on how their community is developed.

Membership 

The 2023 Indian Point Homeowners Association Membership information has been mailed out to the homeowners of Public Record of Osceola County, FL.  As requested by our homeowners, the information was sent out in September, this enables them to pay their membership dues in a timely manner.  There are homeowners that think these dues are only for access to the Indian Point Recreational Complex and social events but they are not.  While this is a benefit of membership, these funds are used to do the business of the Indian Point Homeowners Association that we are legally required to do, endorse the Indian Point Covenants, Conditions and Restrictions.

The 2023 Annual Membership dues were required to be paid by January 1, 2023.  If you own more than one house in our community, you must complete a form and pay the dues for each home.  All access lanyards to the Indian Point Recreational Complex are turned off for non-payment and a reactivtion fee of $25.00 is assessed as payment is received to reactivate your access to the Indian Point Recreational Complex. Reminder notices have been sent out as we know everyone gets busy and things happen.   We do realize that some homeowners assume that payment of their annual tax assessment includes their membership dues but this is not correct, as it is a separate payment to the Association.
