Indian Point is a strictly enforced Deed Restricted community. All homeowners, their tenants and property managers are required to comply with the Indian Point Covenants, Conditions and Restrictions and the Osceola County Ordinances that govern our community or face assessment of a violation, fine and further legal action. Under Florida State Statutes, fines can be assessed at $100 per day per violation. Further legal action can include liens and foreclosure of property.
Homeowners are responsible and liable for all violations assessed, fines and legal action caused by violations by their tenant and/or property manager.
As per the Indian Point Covenants, Conditions and Restrictions, short term rentals of 28-days or less are permitted through out the entire Indian Point community, Phases 1 through 7. Homeowners are required to have a Florida State issued Hotel License and Osceola County Landlord License to rent their home short-term.
Long-term rentals, those of more than 28-days, as per the Indian Point Covenants, Conditions and Restrictions are only permitted in Phases 3 through 7. Homeowners are required to have an Osceola County issued Landlord License to rent a home long-term.
